About Us

No 2 @AwesomeArgyll

Looking for a relaxing break?  We (and our guests!) think it’s almost impossible not to relax in the tranquil surroundings of No 2.

You will have the use of a large private garden, with outdoor seating and a small bbq, where you can enjoy the views over Loch Awe, watch (and hear!) the birds or just contemplate life!

If the weather isn’t great for outdoor living (apparently, theres no such thing as poor weather, just inappropriate clothing and footwear!😉) then just curl up with a favourite book  in front of the stove.

The area immediately around No 2 is primarily forestry land with almost endless opportunities for walking, off  road cycling and fishing, with necessary permits.

The property is situated approximately 23 miles from Oban (often and not without good reason, known as the Seafood Capital of Scotland and the Gateway to the Isles) on National Cycle Route 78, The Caledonia Way. 

Within around an hour’s drive of No 2, there are many historical and scenic places to visit e.g. Kilchurn Castle, Kilmartin Glen, Crinan Canal, Tayvallich and other coastal villages popular with the sailing community. 

For those partial to Uisge Beatha (water of life) there are also a number of distilleries within easy reach or a short ferry trip from Oban.

No 2  offers comfortable, centrally heated, accommodation for up to 4 people: 

  • Sitting room, overlooking Loch Awe with wood burning stove and dining area. Smart TV. 
  • Double bedroom overlooking Loch Awe
  • King/twin bedroom (can be made up as required – please confirm configuration at least one week before arrival)
  • Fitted kitchen with oven, microwave, fridge freezer, dishwasher and washer dryer. Coffee machine.
  • Newly refurbished bathroom with electric dual head shower
  • Wi-fi - as this is a rural location, wi-fi connectivity can be intermittent so the best thing to do is relax and completely forget about work and the outside world!
  • Large garden with patio/seating area. The garden is not fully enclosed so small children need to be closely supervised. A small BBQ is available.
  • No pets
  • No smoking 
  • Please Note that No 2 is served by a private water supply so bottled water for drinking is strongly advised. An initial supply of bottled water will be provided. The water system is maintained and tested regularly.
  • A torch is strongly recommended if you plan to arrive after dark. Part of the attraction of the area is the lack of ambient lighting which means that, on a clear night, star formations are clearly visible.  We don't want to spoil that for our neighbours so while there is some outside lighting a torch will be useful.
  • Parking for 2 cars

TERMS AND CONDITIONS OF BOOKING

No 2 Inverinan, by Kilchrenan, Argyll PA35 1HH (‘the property’)


INTRODUCTION – ABOUT US

We are Awesome Argyll Limited, a private limited company, registered in Scotland, Company No. SC686098 and operate the holiday cottage at the above address, sometimes also referred to as ‘No 2’ or ‘the property’.  In making a booking for rental of the property, you agree to abide by these terms and conditions of rental and ‘important information’ which will also be made available to you at the premises. 


The Property and Rental

The property (a two bedroom, one bathroom, single storey, semi-detached cottage) is as advertised on our company social media, website and any other marketing materials made available by us and may vary from time to time.  It is made available for short term holiday lets only, with a minimum stay of 3 nights.  While we endeavour to ensure that the information available is up to date and accurately represents the accommodation offered, we may need to make changes at times, to ensure continuity of provision.  Any photos or descriptions of the property are intended to give an indication of what is available and do not form part of any contract.

The property is suitable for a maximum occupancy of four adults.  Under no other circumstances should the maximum occupancy be exceeded for any part of the duration of your stay.

The property may be used for leisure(holiday) purposes only and may never be considered your principal home. You are offered no rights in the accommodation, other than the right to occupy the property for the duration of the rental period, as agreed at the time of the booking.  No booking is a short-assured tenancy nor protected under any legislation relevant to short-assured tenancies. 

No use, by any person, for commercial purposes is permitted. 

You may not sublet the property or any part thereof.

The property is served by a private water supply, which serves this and a number of other properties in the vicinity.   While the water supply is checked and maintained regularly, we strongly recommend using bottled water.

Smoking is not permitted in or within 2 metres of the building.

Wifi is available but the quality of provision cannot be guaranteed. It is common in rural areas for there to be interruptions to WiFi provision and while we apologise for any inconvenience this might cause, we will not be held liable for any issues this might present.

Pets of any kind are not permitted.


Booking

Bookings will only be accepted from those over the age of 18 years.  

The person making the booking will be deemed to accept responsibility for any other persons who will also be staying at the property for the duration (or part duration) of the booking and will be expected to ensure that they are aware of terms and conditions of booking and any other relevant information (e.g. ‘important information’ and operating instructions for any domestic equipment or devices provided, available in the property). 

A booking, once made, is not transferrable to another party, unless our express permission is granted.  

Should you, or any member of your group, have any special requirements, e.g. allergies, please advise us, at the time of booking, together with detailed information on what will be required to make your stay possible and comfortable.  We will make every reasonable effort to accommodate but if we are unable to do so, will advise and may not be able to accept your booking.

Any booking will be confirmed by us in writing, following payment of any deposit – usually to the email address of the person making the booking. Please check confirmation details carefully an let us know immediately if anything is not as expected. 

Please ensure all information provided by you, on booking is accurate and advise us, immediately, of any changes to any information provided at the time of booking.


Payment and Cancellation

All prices quoted and payments due will be in Pounds Sterling £. 

A deposit of 25% of the full amount payable is payable at the time of booking.  This deposit may be refunded, at the owners’ discretion, on any booking cancelled up to one month before the date of commencement of booking.  Payment of the balance is due one week before commencement of booking.  If payments are not received by the appropriate date, your booking will be cancelled and any deposit paid will not be refunded.

We are sorry that we cannot currently accept payments by Paypal.

No refunds, or part refunds, will be given in the event that you stay at the property for less time than originally booked.

Should we have to cancel your booking, for any reason, or be unable to provide any aspect of the accommodation offered, we will notify you at the earliest possible opportunity and refund any deposit paid. No further compensation will be paid.  

It is not possible to offer alternative accommodation but it may be possible to offer alternative dates, subject to agreement and payment of any price difference for revised dates.

Should you require to extend your stay, due to unforeseen circumstances e.g. as a result of a member of your group contracting COVID-19 and travel not being possible (see also guest information in No 2), you will be liable to pay additional costs equivalent to the weekly rate applicable at the time of your stay, for the full duration of your extended stay. This will be a subject to a minimum charge of one week’s additional rental, regardless of the length of extended stay and payable on the original expected departure date.  In addition, there will be a supplementary charge of £100 to deep clean the property, also payable on the original expected departure date. 


Damages and Security Deposit 

You are responsible for all damage to the property and any breakages for the duration of your booking and agree to reimburse the owner for the full replacement/repair cost.  

An additional, refundable security deposit of £100 is payable at the time of your final balance payment. This will be refunded, if there are no breakages or damage to the property, following a check of the property by us or our agents.  Where there has been no damage or breakage, we will usually refund any security deposit paid, no later than one week after your expected departure day.


Insurance

It is your responsibility to ensure you have suitable insurance cover for your stay.  We will not be held liable for any theft or loss or damage to any of your personal property during your stay. For the duration of your stay at the property, it is your responsibility to ensure that it is kept secure at all times.


Access & Right of Entry to the Property

The owner, or their agents, may access the property during your stay for maintenance or other emergency reasons, including you or your party breaching these terms and conditions.  If entry is required for essential maintenance, we will try to make contact with you but this may not always be possible.


Respect

We aim to treat our guests with respect at all times and expect the same from our guests i.e.

·  Respectful communications from you, including when making a complaint

·  Respectful behaviour while occupying the property. By this we mean; 

not causing damage to the property, its contents or its surroundings; not causing offence or distress to nor risking the health and safety of our neighbours, agents, contractors or staff; not using the property for any purpose which is illegal nor engaging in any illegal activity in the property.

·  Leaving the property reasonably clean and tidy when you depart. If the property is found to be in an unreasonable state, we may withhold your security deposit to cover any additional costs incurred e.g. additional cleaning.

We reserve the right to terminate your stay at any time, without reimbursement or part reimbursement, if this clause is breached.


Arrival and Departure Times

You may arrive at the property at any time after 4pm on the first day of your booking and the property must be vacated no later than 10.30am on final day of your booking. Changes to these times may be possible, with prior agreement. If you plan to arrive after the hours of darkness, we strongly advise that you have a torch as while there is lighting at the entrance, there is limited lighting from the driveway and no street lighting.


Complaints

Should you have a complaint about any aspect of your stay, please let us know immediately so that we can try to rectify any issues.  

Please be aware that if any repairs are required, due to the remote location of the property, it may take time for us to arrange for contractors to carry out necessary work.


Privacy

Our privacy policy is published on our website and may vary from time to time. By providing your information to us, you agree to accept this privacy policy.
